We update this page regularly to reflect our current pricing. The PDF brochure below is provided as a convenient reference and may not reflect the most recent updates. Pricing is subject to change without notice. Rates will be confirmed at time of booking. All prices + HST.

BASIC MLS PHOTO PACKAGE – $125
Up to 20 MLS-sized HDR photos delivered by 5pm next business day.

Photos are selected at the discretion of the photographer unless:

• a detailed shot list is provided at least 24 hours before the scheduled shoot, or
• the REALTOR® attends the shoot to advise preferred shots.

This package is ideal for vacant land, rental properties or smaller vacant homes.

UNLIMITED PHOTO PACKAGE – starting at $199 (size-based pricing applies)
High-quality hand-blended images (natural, balanced lighting) for homes up to 3000 sq ft of finished space. Includes up to 4 complimentary blue sky replacements (exterior images only).
3001-5000 sq ft +$50
Over 5001 sq ft please call for quote

Square footage ranges are approximate and based on the total finished interior living space photographed.

BLUE SKY REPLACEMENT – $5/each

VIGNETTE DETAIL PHOTOS – $25 (set of 5 images)

Ideal for close-up feature shots: fixtures, finishes, tile, hardware, lighting, staging, etc.

SAME DAY RUSH DELIVERY – $100
Must be requested at the time of booking. HDR photos only. Not available for flambient photography. Not available on shoots scheduled on Fridays or Saturdays.

SLIDESHOW – $40

Branded and unbranded slideshows set to music. REALTOR® must provide any logos, fonts or brand elements for the branded version. Delivered within 24 hours. VIEW SAMPLE

Eye-catching beautiful images shot at dusk that deliver huge, scroll-stopping WOW factor! Package includes 1-2 images. Additional images +$75. Best suited to homes with some exterior lighting. Learn more and view examples HERE

Digital enhancement to daytime photos to simulate a realistic twilight look. Must be ordered at time of booking. Perfect for boosting curb appeal on listings with great exterior lighting. Learn more and view examples HERE

Virtually furnish vacant homes — do only the rooms you need!

Bulk pricing available:
1–3 images – $35 each
5+ images – $30 each

Please allow 2 business days after delivery of your edited images. Cost is per image. + $10/photo if any item(s) need to be removed digitally from the photos in order to complete virtual staging.

Why it’s worth it:
Virtual staging helps buyers emotionally connect with a space and better understand room scale and layout — without the cost, scheduling, or logistics of physical staging. We use a professional staging service (not fully automated AI), which allows us to reliably stage multiple angles of the same room (and even adjacent rooms) using consistent furniture and décor for a cohesive, realistic look throughout the listing.

VIRTUAL SEASONAL CONVERSION (Exterior images only)

1-3 images – $30 each

5+ images – $25 each

Transform your fall exterior photos into realistic winter listing images using AI-assisted editing with manual quality control. Includes natural snow coverage, plowed driveways, shoveled walkways, proper lighting + shadows, and MLS-appropriate realism. Fall-to-Winter only. Typical turnaround 24–48 hours.

NOTE: Spring/fall/summer-to-winter conversions only. I do not remove snow or convert winter images to other seasons, as snow may conceal property details.
For compliance and liability reasons, pools and hot tubs that are covered, winterized, snow-covered, or otherwise obscured will not be digitally altered, revealed, or modified.

DRONE PHOTOGRAPHY/VIDEOGRAPHY

Aerial imagery helps showcase what buyers can’t see from the street — lot size, privacy, neighbouring properties, proximity to trails/water, and the overall setting.

6-10 aerial images. Add video +$50

2D FLOOR PLANS – $125

Clear, easy-to-read floor plans help buyers understand layout and flow at a glance — especially online, where they’re deciding whether to book a showing in seconds.

Includes:

• Up to 3,000 sq ft total space (finished + unfinished)
• Delivered within 2 business days
• Basic room measurements (length x width) in feet and inches

For properties larger than 3,000 sq ft:

• +$50 per additional 1,000 sq ft

Note: At this time, we do not provide total square footage.

3D FLOOR PLANS (Add-on) – +$60

A modern, “buyer-friendly” add-on that enhances the 2D floor plan with a 3D view for improved visual understanding and flow.

Available when added to a package that already includes a 2D floor plan.
Package will include both 2D and 3D floor plans.

If ordered as a stand-alone service: $175.

ROOM MEASUREMENTS – $45

Overall room sizes (length x width) measured with a laser measuring device in feet and inches — ideal for listings where buyers want clear sizing for furniture planning.

If bathroom measurements are required, please advise at time of booking.

Note: At this time, we do not offer total square footage.

REELS – $150

9:16 videos (MP4 format) up to 30 seconds in length. Shot and delivered same day for early promotion (coming soon/just listed). Available with or without audio. Please specify at time of ordering.

PROPERTY REVISIT/PHOTO REFRESH – $100 (+$50 add 5 drone photos)

Anything requiring the photographer to make an additional trip to the property, such as property not ready when the photographer arrives to a scheduled shoot, updating exterior photos due to weather, or updating interior photos due to changes made, for example. Mileage, if applicable, is extra.

COMING SOON PHOTOS + VIDEO – From $200

Up to 10 exterior photos and up to 60 second exterior video set to music (branded & unbranded). Perfect for building interest before the full listing goes live!

$50 credit applied if interior photo/video package also booked. Add drone (where available) +$75.

COMMUNITY HIGHLIGHTS – $100

Up to 10 additional photos or 5 video clips of area amenities within 5 km of the listing address (shopping, restaurants, parks, attractions, etc).

PLEASE NOTE: some MLS boards have restrictions on using amenity photos unless the subject property also appears in the image. We recommend confirming MLS requirements with your brokerage/board prior to ordering this service.

REALTOR® INTRO/OUTRO – $150 $100 ON SALE!

Short on-camera intro/outro clips filmed at the property (ideal for Reels, listing videos, or slideshow add-ons). Can be added to a slideshow or video walkthrough.

REALTOR® VOICEOVER – $50

Add a custom voiceover recorded by the REALTOR® (with coaching/guidance provided). We’ll professionally add it to your slideshow or video walkthrough to highlight features, history, or neighbourhood details. Voiceovers increase engagement and help buyers connect emotionally with the home.

BRANDED & UNBRANDED MULITMEDIA PAGE (ADD ON) – $70

Showcase your listing with a single property website. All of your property media and key details in one place! Unbranded version is MLS compliant. Branded version is perfect for sharing on social media or by email. View a sample unbranded multimedia page HERE. ** Note that this example also includes additional products that are priced separately (i.e. 360 tour and/or floor plans).

ADVANCED PHOTO EDITING – $65/hr minimum 1 hr

i.e. Cloning to remove clutter or undesired elements from photos at the REALTOR® or Seller’s request. We will not remove permanent fixtures such as telephone poles, hydro poles, fire hydrants, community mail boxes, etc. All photo packages automatically include up to 4 complimentary blue sky replacements for properties shot on overcast/cloudy days. Selection of photos to be edited at the discretion of Purple Door Creative.

TRAVEL

Have camera, will travel! No additional charge for properties located within 50 km (round-trip) of our Oshawa office location. Additional kilometres in excess of 50 km billed at $.65/km. Trips requiring more than 2 hours total drive time will also include $65/hr for each additional hour (minimum charge 1/2 hour). Our normal service area is from Cobourg in the east to Pickering in the west and north to Uxbridge/Lindsay/Peterborough. Have a listing that needs our special sauce outside of that area?
